DALLAS (May 2, 2016) – Victory Park today announced that Dallas entrepreneur, Tristan Simon, through a new company named Rebees, is launching multiple ventures at Victory Park, including the following:
- Rebees has formed a venture with Victory Park’s retail partner Trademark Property Co. to assist Trademark with food and beverage programming throughout Victory Park and with the overall marketing of the district;
- Rebees will develop and operate a 4,000-square-foot retail emporium that will focus on locally made goods;
- Rebees will develop, own and operate a new 14,000-square-foot co-working office space concept that will include a 3,500-square-foot cafe;
- Rebees will develop, own and operate a new 6,000-square-foot restaurant concept;
Additional details about the retail marketplace, co-working office space and café concept, and restaurant concept will be released at a later date. All three new concepts from Rebees are slated to open in the second half of 2017 and will be located on Victory Park Lane, across from Cinépolis in the former LFT space, covering the entire block between Museum Way and High Market Street.

Simon is best known in Dallas for developing an array of successful dining concepts that include The Porch, Hibiscus, Victor Tangos, Fireside Pies and CBD Provisions. He is also widely credited with leading the revitalization of Henderson Avenue. Simon’s new company, Rebees, is an advisory, development and management firm that creates unique programming for commercial real estate and hotel projects.
“Given where it sits, I’ve always felt that Victory Park had great promise as a walkable district but it needed more live-work density to come to life – that density is materializing now and in a very serious way,” said Simon. “Estein & Associates, who have been owners of Victory from the beginning, never lost faith in the vision and resolutely continued to build Victory to its potential while addressing the issues that held it back originally. Their conviction inspired me. I also think Estein picked the perfect partner in Trademark, who have a special talent for creating experiential retail projects.”

Construction has started on the multi-level, mixed-use building at Victory Park Lane and High Market Street, which will include the eight-screen, 750-seat movie theatre operated by Cinépolis Luxury Cinemas-Victory Park, a for-rent residential component consisting of 285 units, and 20,000 square feet of ground floor retail. In addition, construction is underway on the unfinished parking garage across from the W Dallas – Victory Hotel to add 22,000 square feet of retail and restaurant space, and a dramatic, 2,600-square-foot, second-floor covered patio connected to a signature restaurant at the northeast corner of the garage.
As part of phase I redevelopment efforts, which began in 2014, Victory Park added a new signalized intersection, traffic light and crosswalk at Olive Street and Victory Park Lane; and, on Victory Park Lane, removed raised medians and street lights, widened sidewalks to accommodate large outdoor patios, installed new trees, added raised mid-block crosswalks, installed placemaking elements such as new directories, planters, benches, light poles and banners, implemented two way traffic on Houston Street and Victory Avenue, and extended the Katy Trail, with dedicated bike lanes on Houston Street.
Phase I will continue through fall 2016 with the installation of new district IDs, directional signage, seating, landscaping and public art.
Victory Park currently features more than 160,000 square feet of retail, restaurant and entertainment space, including newly opened BuzzBrews Kitchen. Other tenants include: Buda Juice, Café Victoria, Chad Rookstool Salon, Classic Pilates, Cook Hall, Hard Rock Café, The Hangar, Havana Social Club, House of Blues, Jimmy John’s, Joanna Czech, Kenichi, Medina Oven & Bar, Metro Tickets, Naga Thai Kitchen & Bar, Olivella’s Neo Pizza Napoletana, Read Between the Lines, Shooters, Simply Elegant – Dallas, Victory Park CrossFit, Victory Tavern and V.O.D. In addition, Freshii will open this summer, and Cinépolis USA will join Victory Park in 2017.
